The Runda Association (the Association) is an organization of residents whose jurisdiction extends to properties falling under Land references 7785 and Nairobi Block 112. The Association owns 75% shares in Runda Water Ltd, a water company that supplies water to the residents within the Runda Association Jurisdiction.The Association Committee consists of residents of Old Runda and Mimosa who are members of the Association and are elected during the Annual General Meeting.
Their services are voluntary and a member can serve in the Committee for as long as he/she wishes. The Chairman however serves for two consecutive terms as stipulated in the Runda Constitution.The Committee is made up of several Sub-Committees as follows:-
Runda Estate is found in the northern part of Nairobi City and is dissected into almost 2 equal halves by the latitude 01.2130 South and longitude 36.8190 East. The landscape (topography) in Runda Estate ranges between 1,690 meters above sea level in low lying areas to 1,750 meters above sea level in elevated areas.
The area occupied by Runda Estate (estimated to be 14km2) was once a large coffee estate owned by various firms with 3 coffee processing factories. Runda Estate was started in 1972 by MAE Properties Limited. This was a demand driven project due to the fact that when UNEP Headquarters was coming up at Gigiri in the early 70's and there was an urgent need for decent houses within the area to accommodate the United Nations Staff.
MAE Properties Ltd (MAE is an acronym for Eliud Mathu, Andrew Zagoritis and Elia Zagoritis - who were the Owners/Directors of the Runda Coffee Estate by then) developed the first phase of the estate (Old Runda) between 1972 and 1980. These were fully developed houses, each on 1 or 2 acre piece of land.
This is the third strategic plan for Runda Water since inception. It serves as a road map and provides a guideline in establishing the annual goals that needs to be met. It also seeks to provide a basis from which Runda Water Ltd’s Managers can focus on the highest priority issues and ensure that the Company lives to its mandate of efficient and economical provision of water services in its area of jurisdiction.
VIEW PLANThese rules and regulations are intended to guide any new development or home expansion in areas under the jurisdiction of the Runda Residents Association. The developer is expected to ensure that these regulations have been complied with prior to applying for permit for transportation of materials or for water connection.

VIEW SCHEDULERunda Water provides piped water to all Residents of Old Runda and Runda Mimosa Estates.
The water supply is metered in all houses and consumers are billed once at the end of every month.
Water consumers are not charged uniformly as the current tariff is on graduated scale and so high usage units are charged more than the lower ones.
Runda Water currently supplies water to over 1,250 homes in Old Runda (block 7785/10 Nairobi, Runda Mimosa (block 112 Nairobi and parts of Mumwe Estate.
The main intake works for Runda Water supply system is a re-enforced concrete weir across the Ruaka River on the boundary of Old Runda estate and Karura forest.
The intake works is located along Mae Properties Drive on plot numbers 7785/242 & 243 at an altitude of 1,796 meters above the sea level.
The raw water from the intake is pumped into the treatment works via 200mm Upvc rising mains class D pipes, approximately 2,000 meters long.
The Runda Water Treatment works is located on Runda Grove and also houses the main Offices of the Company and the Secretariat of the Runda Association.
The Treatment Works is situated on plot numbers 7785/92, 320 & 321Runda Grove at an altitude of 1,725 meters above the sea level.
Water consumed in Old Runda and Runda Mimosa Estates is treated and supplied from this treatment works.
The Runda Water has 2 main storage tanks and staff houses on plot 794 Eliud Mathu Street.
The Runda Water has 100 cubic meters on plot 7785/1309. This tanks serves MAE RIDGE Development which when completed, will have 82 housing units.
Our Water Quality Control Laboratory undertakes raw and clean water analysis, water treatments and laboratory procedures for water quality analysis.
Customers can get their account balances or statements by calling Runda Water Offices or by email.
All monthly bills are emailed by the 25th day of every month.
Runda Water Cash Office is closed on Sunday's and Public Holidays.

The road cleaning team which consists of 10 permanent employees operates all over Old Runda and Mimosa on daily basis. The service includes cutting of grass on road verges, clearing of blocked drainages, cleaning of roads and streets as well as clearing of any rubbish which might have been left by the roadside.
This is the daily maintenance of street lights within the estate which includes replacement of burnt out mercury bulbs, capacitors, chokes and cut-outs. Old Runda & Runda Mimosa Estates are well lit.
This is the daily manning of the 6 main entrance and exit points in the estate and daily security patrols (day and night).
Garbage is collected from all residential houses three times a week, that is, 12 times a month. Garden trimmings and building debris are also collected at an extra fee.
Maintenance and repairs are done on a regular basis under the supervision of Runda Association.
The water connection fee and requirements apply to all plot owners and water consumers of Runda Estate.
Runda Water has a WATER SUPPLY AGREEMENT FORM which must be filled by all new applicants together with copies of an ID / Passport and Pin certificate. RWL charges all consumers Kshs 27,000 as connection fee and Kshs 6,000 as water deposit.
An agreement form is required prior to access to Runda Water Limited services
CONSUMER AGREEMENT FORMYes. The Company encourages consumers to take their own readings so that they can also track their water consumption and budget for it. However it is illegal to deny authorized Company staff access to water meters.
All monthly bills must be based on the water meter readings. After a meter reading, Billing is based on set regulator set rates. The consumer is billed for only what is consumed
You should report to the Company and it will be replaced free of charge. However, customers will be required to pay for replacement of meters that have been willfully damaged.
The Company monitoring team follows up on illegal connections and any person who is found using water illegally will be prosecuted.
According to the water Act 2016, it is a criminal offence to reconnect your own water.
Yes, Residents are encouraged not to bribe RWL employees. However, Corruption is a two-way activity: there must be a willing giver and a willing receiver. To fight corruption, customers are asked to report employees demanding bribes to the Chairman
All payments for disconnected water supply should be made between 8:00am and 12:00 noon to enable RWL reconnect the supply on the same day. However, RWL will ensure that you are reconnected within 24 hours after paying the required amount.
Consumers can lodge a complaint in writing (email or formal letter) or visit our offices on Runda Grove during working hours from Monday to Saturday.
Our front office and customer care staff will give you a complaint number and direct the complaint to the department or officer responsible. The complaint should be sorted out or resolved with 2 working days.
